6 Bedrooms, $1M Under List, Steps from Deer Valley
Six bedrooms, minutes from Deer Valley East Village and Main Street — and my clients closed it $1 million under list. This tour is two stories in one: a legitimately great mountain home, and a masterclass in how deals like this actually get made in Park City.
The house first
This is the full mountain-escape program: vaulted ceilings over the main living space, private balconies pulling in the views, and a lower level built for the après hours — game room, theater, and a hot tub waiting outside. Six bedrooms changes what a property is: this hosts three generations at Christmas or rents to the large-group market that Park City chronically undersupplies. And the location splits the difference perfectly — minutes to East Village's new lifts one direction, Main Street's restaurants the other.
How you land $1M under list
No magic, just mechanics — the ones I preach constantly. The listing had ambition pricing in a market that punishes it; days-on-market piled up, and each price cut trained buyers to wait for the next one. My clients did the opposite of waiting: we tracked the listing through its cuts, built the comp case for what it was actually worth (non-disclosure state — the sellers' agent knew we knew the real numbers), and wrote a clean, decisive offer at our number when the seller's patience ran out. Stale listings aren't damaged goods here — they're negotiations that have already softened. Somebody just has to show up with conviction and data.
The repeatable lesson
The best Park City deals right now aren't hiding in some secret inventory — they're sitting in plain sight on the MLS at day 95, marked down twice, waiting for a buyer who knows the difference between a flawed property and a flawed price. That gap is where my clients keep winning. Watch the tour above to see what a million dollars of negotiation bought — then, if you want the same playbook run on your search, you know where to find me.
