The strategy stands on two numbers I talk about constantly. First, Jeremy Ranch's original-versus-remodeled spread: this neighborhood is full of great-bones 1980s and '90s homes trading at meaningful discounts to renovated comps, in a market where buyers pay 20β30% premiums for turnkey. Second, the neighborhood's momentum β nearly 12% annual appreciation over the past decade, and homes going under contract in under two weeks this summer. Buy the dated house right, execute the renovation fast, and the market does the rest.
The speed matters more than people think, and it's why the builder relationship is the real asset here.
