My client High West Contracting bought this Jeremy Ranch home β€” with my help on the acquisition β€” and completely transformed it in just over two months: from a closed-off, dated 1980s layout to a modern, open-concept home with finishes that compete with new construction.

The strategy stands on two numbers I talk about constantly. First, Jeremy Ranch's original-versus-remodeled spread: this neighborhood is full of great-bones 1980s and '90s homes trading at meaningful discounts to renovated comps, in a market where buyers pay 20–30% premiums for turnkey. Second, the neighborhood's momentum β€” nearly 12% annual appreciation over the past decade, and homes going under contract in under two weeks this summer. Buy the dated house right, execute the renovation fast, and the market does the rest.

The speed matters more than people think, and it's why the builder relationship is the real asset here. Two months of holding costs is a rounding error; a wandering nine-month renovation eats the margin.
