Black Rock Luxury Condos
Black Rock is one of the more interesting condo-hotel opportunities in the Jordanelle area right now, and there's a major expansion underway that buyers should know about. Here's my full update.
What's there today
The existing Black Rock Luxury Hotel already offers a strong amenity package: the Overlook restaurant and bar, a small market with a coffee bar, a private game lounge, a heated outdoor patio with a year-round heated pool and hot tubs, a fitness center, steam room, sauna, underground parking, and conference space.
The building has eight floors and 120 rooms. Most units are two-bedroom layouts around 1,200 square feet with a one-bedroom lockout — a flexible setup for owners who want to use part of the unit and rent the rest. At the time of my visit, twelve units were on the market at a median price of about $870,000, plus one three-bedroom listed at $1.9 million.
HOA dues run $1,256 per month and cover high-speed internet, phone, cable, sewer, water, trash, snow removal, one underground parking stall, and maintenance and insurance for the common areas and building exterior. Owners pay their own gas and power.
What's coming
The expansion plans are ambitious:
- 60 new condos in Pods 9 and 10, expected in late 2025
- A second pool and outdoor area adjacent to the ballroom, opening alongside those pods
- An NHL-sized hockey rink and event center slated for mid-2025, doubling as event space for up to 3,000 guests
- By early 2026: a second restaurant, rooftop bar, four-bay golf simulators, an arcade, massage treatment rooms, and seasonal staff housing
- Pods 11 and 12 adding 20 more condos and a double-decker parking facility
An amenity build-out at this scale tends to lift the whole property — both for rental performance and long-term value. If you're considering a Jordanelle-area investment with hotel-style amenities, Black Rock belongs on your short list.
