Breaking ground in Red Ledges!

Shovels are officially in the ground: we're breaking ground on a 4,500-square-foot spec home inside the gated Red Ledges community in Heber City, built by High West Contracting — the builder behind the Jeremy Ranch transformation you've seen on this channel. This video is the "before" picture; the next year of updates will show you exactly how a luxury mountain home comes together.

The project

The site earns the community's name — perched on the red-rock bench with a straight-on view of Mount Timpanogos over the Heber Valley, the postcard angle that sells Red Ledges better than any brochure. The build: 4,500 square feet of modern mountain design sized for how people actually live here — big gathering spaces for ski-season crowds, real bedrooms for real guests, and glass aimed at Timp.

The customization window

Here's the part buyers should understand about spec homes at this stage: early beats finished. A buyer who steps in now gets to choose finishes — flooring, counters, tile, fixtures, paint — steering the home toward their taste with the builder's pricing, without carrying the build themselves or waiting through design and permitting. It's the sweet spot between full custom (18+ months and your own construction loan) and buying someone else's finished choices. That window closes room by room as the build progresses.

Why Red Ledges, why now

I made the full case in my Red Ledges neighborhood guide, but the short version: Jack Nicklaus golf, real amenities, and Heber Valley pricing that undercuts comparable Park City club communities — right as Deer Valley East Village rises twenty minutes north and drags the whole corridor's drive-to-ski math upward. The community posted a 72% jump in sales volume in a single recent year as new homes delivered. Building into that demand curve is the whole thesis of this spec.
