Build your dream home at the base of Little Cottonwood Canyon?
Minutes from Snowbird and Alta, there's a 12-lot community where you can still build new: Little Cottonwood Estates in Sandy, by Ivory Homes — Utah's biggest homebuilder planting a small, controlled enclave at the mouth of the most snow-blessed canyon in America. For canyon skiers who've been priced out of everything up the hill, this one deserves a serious look.
The numbers
The structure is build-your-own with guardrails: pick from Ivory's floor plans priced $656K to $1.58M, then add your lot — .34-acre parcels running $865K–$925K on the east side, with the final view lot at $885K. All-in, you're assembling a brand-new custom-feeling home in the $1.5M–$2.5M range, minutes from lifts that regularly top every snowfall chart in North America. The build standards protect everyone's investment: three-car garages, natural stone and Hardie siding, and — my favorite line in the design code — no stucco allowed. Twelve lots means this is a blink-and-it's-gone opportunity, not a master plan with years of phases.
Why the location is smarter than it looks
Beyond the obvious — Snowbird and Alta up the road, Bell Canyon's trailheads for summer, Alta High School minutes away — there's a strategic angle: you're at the canyon mouth, ahead of the red-snake traffic that defines LCC powder mornings. And you're still fully in the Salt Lake Valley for work, airports, and daily life. It's the inverse of the Park City trade: instead of living in a resort town and commuting to the city, you live in the city with a ski resort commute measured in minutes.
How this fits my Park City coverage
I cover the whole Wasatch because my buyers ski the whole Wasatch. Some want Park City's town-and-trails lifestyle; some want Cottonwood snow totals and valley practicality — I've covered Après at Big Cottonwood for the same reason. If you're deciding between the canyons and Park City, that's genuinely my favorite conversation in real estate. And if Little Cottonwood Estates fits, twelve lots won't wait — let's look at which ones still have the views.
