Crestview Condos Park City | What Buyers NEED to Know

July 1, 2025 — Explore Park City Living With John Brown

Looking for a Park City condo that delivers convenience, amenities, and actual value — words that rarely appear together here? Let's talk about Crestview at Kimball Junction, and specifically unit B102, a remodeled corner unit that came with the single best sentence in condo shopping: the $60K+ special assessment is already paid.

The community

Crestview sits in the heart of Kimball Junction — the Basin's most attainable condo market and its most practical address. Walk to Whole Foods, the transit center, restaurants, and the library; drive ten-to-fifteen minutes to either resort; hop I-80 to Salt Lake in twenty-five. The amenity package punches above the price point: heated pool, hot tubs, and underground parking — that last one worth real money the first February morning you don't scrape a windshield.

The assessment lesson (read this twice)

Crestview recently went through major exterior upgrades — new siding-era work that many aging Basin communities still have ahead of them. That work was funded by a special assessment north of $60K per unit. That history is a buying opportunity instead of a warning: on B102, the seller had already paid it. That means you'd buy a building with the heavy capital work done — new exterior, no looming assessment — while comparable communities that haven't started their renovations are quietly carrying six-figure surprises. As I covered in my hidden-costs video: the cheap-looking building with deferred maintenance is the expensive one. The building that just finished paying for everything is the safe one.

Unit B102 itself

A remodeled 2-bed, 2-bath corner unit — corner meaning extra light and one fewer shared wall — updated and move-in ready at Kimball Junction pricing. For a first Park City purchase, a lock-and-leave ski base, or a long-term rental play (Junction rentals stay occupied — this is where the workforce lives), the math here is honest in a way this market rarely is.

The Junction's condo tier has been the most rate-sensitive corner of our market, which is exactly why it's where patient buyers are finding deals. When rates ease, this tier recovers first. Want the tour before that happens?
