Hideout Utah & the Jordanelle

Just east of Park City, wrapped around the Jordanelle Reservoir, sits the town of Hideout — one of the fastest-growing areas in the region. There are roughly 20 developments in and around the greater Jordanelle area, and in this guide I'll break down the major ones inside Hideout, with real price ranges and the practical details that matter.

Two important notes up front: nightly rentals are not allowed anywhere in the town of Hideout, and Hideout sits in Wasatch County — so high schoolers attend Wasatch High in Heber City, not the Park City School District.

Deer Springs & Deer Waters

Starting in the northeast part of Hideout, Deer Springs was developed by Holmes Homes, a longtime Utah builder. It's brand-new product at prices that look refreshing by Park City standards — townhomes from around $900K up to single-family homes near $2 million. Deer Waters is the upper tier of the community, with views of Deer Valley, the Jordanelle, and in some spots Mount Timpanogos. Townhomes there run from about $1.2 million without views to $1.8 million with them.

For budgeting, here are real monthly numbers from a past client's second home in Deer Waters: HOA $245, community HOA $280 quarterly, trash $35, electric averaging $250, gas seasonal around $180, water about $130. Full-time occupancy would shift those somewhat.

Klaim

Klaim offers taller, narrower floor plans with multiple levels — expect roughly $1 million to $1.5 million depending on floor plan, finishes, and location. Some units have noticeably better views than others, and a few sit close enough to the highway that you'll hear it outside (though not inside).

Golden Eagle

A newer development with 314 planned homesites, 106 platted so far — all single-family, with home sizes from 3,200 to 7,000 square feet on half-acre to one-acre lots and a 35-foot height restriction. Lots run $400K to $800K. A major lawsuit recently got ironed out, and permits and certificates of occupancy are now moving.

Hideout Canyon

Mostly single-family homes perched on the mountainside with spectacular views over the Jordanelle and the peaks of Mount Timpanogos. Lots are priced $400K to $700K, and homes range from $1.7 million to $5 million.

Shoreline

Developed by GCD Builders — the same group behind the nearby Rustler townhomes (around $1.5 million) and Park's Edge on the opposite side of Hideout. Shoreline will release in phases over several years, with a master plan of up to 700 homes built on two similar floor plans, Sierra and Cascade. Each twin home offers about 3,300 square feet, three bedrooms, and unfinished flex space beneath the garage, with a fourth-bedroom option on some. Prices run $1.4 to $2 million.

Soaring Hawk

Above Highway 248, Soaring Hawk offers newer homes and buildable lots — 154 homesites across several phases. Houses mostly land between $2 million and $3 million, with lots from $250K to $400K.

The lifestyle

Living here puts you minutes from some of the best outdoor recreation in Utah: mountain biking, hiking, boating, paddleboarding, fishing, golf, and both downhill and cross-country skiing. If you want to be outdoors every season without Park City pricing, Hideout deserves a serious look. Prices and details change quickly out here, so reach out for current numbers.
