New Deer Valley Snowpark Development

Deer Valley has unveiled plans to transform the Snow Park parking lots into a completely new base village — and it's one of the most consequential projects in Park City right now. The resort wants to break ground as soon as spring 2025.

What's planned

The vision includes a ski beach, a gondola connecting Snow Park to Silver Lake, hotels, restaurants, commercial space, and an event center. For everyone in Lower Deer Valley, that means walkable dining and shopping without driving to Old Town — a genuine lifestyle upgrade for the whole neighborhood.

Where approvals stand

The land carries development rights dating back to the 1970s, but the resort still needs a fresh set of approvals from Park City before construction can begin. More than 250 people attended the open house, and the feedback ran supportive. The Park City Council agreed to vacate a portion of Deer Valley Drive for the project, paired with a partnership agreement that reduces day-skier parking and includes a $15 million contribution toward parking and transit facilities.

Not everyone is on board — five Deer Valley-area HOAs have challenged the council's decision in court, so we'll see how that plays out. Deer Valley plans to submit its formal application to city hall in April, and I'll be back with updates as it moves.

The real estate angle

A full base village at Snow Park would most likely have a significant impact on Lower Deer Valley property values. When a neighborhood gains walkable restaurants, retail, and a gondola connection, the real estate around it tends to follow.
