Park City Heights Development
Today we're exploring Park City Heights, a lively single-family community right in the heart of Park City — and one of the only new-construction neighborhoods inside the Park City School District. With 179 single-family homes planned and Phase 5 roughly three-quarters built out, there's a lot happening here.
Flexibility is the draw
Whether you're eyeing a ready-made spec home or want to design your own, Park City Heights gives you options. You can adjust floor plans and add upgrades — structural changes cost more, but the builder allows real customization. For new builds, initial deposits run $20,000 to $25,000 depending on the home, with a one-time $5,000 fee for interior floor-plan changes. If there are no structural changes, 20% is due at the pre-construction deposit stage; with structural changes, the remaining 10% comes due then.
Homes come with the Park City Package, which includes a built-in refrigerator appliance package, personalized cabinet and lighting allowances, an upgraded fireplace, a third-car garage with finished drywall and upgraded doors, euro glass shower enclosures, upgraded tile surrounds and windows, and a landscaping allowance.
HOA and amenities
The HOA is a very low $100 per month. Homeowners handle their own lot landscaping, but dues keep the shared spaces insured and in shape — including a genuinely nice clubhouse with space to host, cook, and watch the game, plus a game room upstairs. The community also has a pool, two tennis courts, a playground, a dog park area, and miles of hiking and biking trails, one of which connects to the Rail Trail.
Location
This is one of the most convenient spots in town: a transit stop right at the front of the community, about nine minutes to Park City Mountain, Deer Valley, the new East Village base area, and the Jordanelle Reservoir. Aside from Jeremy Ranch, it's probably the easiest access to Salt Lake City you'll find within the school district.
