Ski views out one window, lake views out the other — that's the pitch at Shoreline in Hideout, and with Phase 3 now rolling out, it's worth an updated look at one of the Jordanelle's steadiest townhome plays, ten minutes from Deer Valley and downtown Park City.

The Phase 3 update

Shoreline is GCD Builders' long-game project on the reservoir's north shore — the same group behind the nearby Rustler townhomes and Park's Edge across Hideout. The master plan runs up to 700 homes released in phases over years, which is exactly what protects buyers here: measured supply instead of a glut. Phase 3 continues the two proven floor plans, Sierra and Cascade — twin homes around 3,300 square feet, three bedrooms plus an unfinished flex space under the garage (a fourth-bedroom option on some units). Pricing has run in the $1.4M–$2M band depending on phase, position, and finish level, with the view premiums going to the units that stare straight across the water at Deer Valley's runs.

Why Shoreline keeps selling through phases

Three structural advantages. The views are protected by the slope — you're perched above the reservoir, so the sightlines to the water and the ski runs don't get built out. The location math keeps improving: ten minutes to Deer Valley (closer as East Village opens), Keetley Square's approved commercial development bringing restaurants and eventually groceries down the road, and the whole east-side infrastructure wave I've been documenting. And the flex space is sneaky value — an unfinished lower level you can build out as a theater, bunk room, or gym for renovation-dollar pricing instead of new-construction pricing.

Know the Hideout rules

Standard disclosure for this town: no nightly rentals anywhere in Hideout, and it's Wasatch County — Heber schools, not Park City's district. That shapes who this fits: second-home owners and full-timers rather than STR investors. For that buyer, Shoreline is one of the cleanest ways to get new construction, real views, and Deer Valley proximity without Park City pricing.
