Park Meadows Market Update: Prices, Inventory & Lifestyle – Summer ’25

June 17, 2025 — Explore Park City Living With John Brown

Park Meadows gets called Park City's best-kept secret so often that the secret's long out — but this summer, something did change: inventory finally climbed, and buyers here have real choices for the first time in years. Here's the full picture, with the numbers.

The numbers (Park Meadows & Holiday Ranchettes)

How to read that

The median-DOM number is the tell: half the homes that sold went under contract in under three weeks. That's not a soft market — that's a market where correctly priced homes disappear and overpriced ones sit long enough to drag the average DOM to 65. The $970-to-$1,548 per-foot spread says the same thing from another angle: renovated and view product commands a massive premium over original 1980s stock, and buyers can tell the difference instantly.

Rising inventory doesn't mean falling prices here — it means selection. For years, Park Meadows buyers took whatever surfaced. Now there are genuine choices across the range: classic family homes near the golf course, remodeled showpieces, and the occasional Holiday Ranchettes property with real acreage.

Why people fight to live here

Park Meadows is the town's established neighborhood — wide, flat streets built around the municipal golf course (a Nordic track in winter), walkable to the schools, ten minutes from both resorts, full of people who live here all year. It's where Park City families upgrade to. That's also why its 10-year appreciation has run near 10% annually with less drama than the resort-side markets: primary-home demand doesn't take seasons off.

My advice this summer

Buyers: the inventory window is real but selective — the remodeled homes still go fast, so get your financing and your target list set before you need them. Sellers: 17.5-day medians reward sharp pricing, and punish "let's test the market" — with more neighbors listed beside you, positioning matters more than it has in years. I watch every Park Meadows listing the day it hits; happy to put that feed to work for you.
