Waldorf Astoria Is Coming to Deer Valley! Here’s What You Need to Know

Another massive luxury flag is planting itself in Deer Valley. Waldorf Astoria announced a brand-new ski-in/ski-out resort at the East Village, opening in 2028 — and it tells you everything about where this side of the mountain is headed.

What's actually being built

The project pencils out at 132 hotel rooms and 105 branded private residences, with architecture by Kohn Pedersen Fox — think floor-to-ceiling glass — and interiors by AvroKO. Amenities run year-round: a major spa, ski valet, dining, even a golf simulator for the summer months. And the location is the part skiers will care about: it sits near the Green Monster, Deer Valley's longest run, in the resort's newly expanded terrain.

The developer is Extell — the same group behind the Grand Hyatt that's already open at East Village. They are betting enormous money that Deer Valley becomes the crown jewel of North American luxury skiing, and they're not hedging.

One of eight

Here's the context that makes this announcement bigger than one hotel: the Waldorf is just one of eight hotels planned for the East Village. The Grand Hyatt is open. A Four Seasons is coming. A Canopy by Hilton opens this summer. Add dozens of restaurants and shops, and when the expansion is complete Deer Valley will offer more than 5,700 skiable acres — which puts it among the largest ski resorts on the continent.

Fifteen years ago this hillside was empty. That pace of change is also why there are real conversations happening locally about infrastructure, traffic, and long-term planning — fair concerns, and worth watching alongside the glossy renderings.

What it means if you're buying

My honest read: the window for value at East Village is now, while it's still a construction site with a handful of open hotels. When Waldorf and Four Seasons flags are flying, the pricing conversation changes — those brands don't anchor discount neighborhoods. We've already watched Mayflower condo medians climb 22% in a year as this builds out.

If you're weighing a purchase anywhere near the East Village — Marcella, Cormont, the Grand Hyatt residences, or resale product around the Jordanelle — the Waldorf announcement just strengthened your long-term case.
