What does a Million dollars get you in Park City
A million dollars: fortune anywhere else, "where do I even start?" in Park City. So I did the shopping for you — four real properties, four completely different answers to the same budget. This is the honest map of the $1M tier here, and it's more interesting than you'd expect.
Option 1: Single-family in Jeremy Ranch
Yes, detached single-family in the Park City School District still existed around this number — the catch being vintage and elbow grease. At $1M in Jeremy Ranch you're buying the neighborhood (golf, 12%-a-year decade-long appreciation, the fastest Salt Lake commute) and a house with 1980s bones that wants updating. As my remodel projects here have shown: that's not the catch, that's the opportunity.
Option 2: Blackhawk Station at Kimball Junction
The practical family answer: townhome living walkable to the Junction's everything — groceries, transit, cinema — with the whole Basin trail network out back. Less glamour, maximum daily-life utility, and the tier of the market where rental demand from the local workforce never sleeps.
Option 3: Park Avenue condo, in town
The lifestyle answer: a condo on the bus line between Main Street and the resorts, where the million buys location over square footage. Walk to dinner, bus to first chair, lock the door and fly home. For second-home owners who measure value in convenience-per-visit, this tier outperforms its size.
Option 4: Black Rock Ridge, Jordanelle side
The value-per-foot answer: more space and mountain views just outside town near the Mayflower/East Village corridor — bought before that corridor's build-out finished repricing everything around it. The commute to a chairlift keeps shrinking every season out here.
What the exercise really teaches
Same budget, four different lives: school district equity play, walkable practicality, in-town lifestyle, or growth-corridor value. There's no wrong answer — but there's absolutely a wrong match, and I watch buyers make it whenever they shop price-first instead of life-first.
