Why SkyRidge Is Blowing Up: Park City's Newest Luxury Community

April 1, 2025 — Explore Park City Living With John Brown

SkyRidge is an up-and-coming luxury community on the northwest shore of the Jordanelle Reservoir, minutes from Park City, Deer Valley's Jordanelle Express Gondola, and the new Deer Valley East Village. With Deer Valley's expansion bringing new lifts, terrain, and amenities, this corner of the market is only getting better for skiers and investors alike.

The community spans 670 acres with 485 homesites designed to maximize panoramic views of the Jordanelle, Deer Valley, and the surrounding peaks — mostly mountain contemporary architecture with massive windows. Lots run from 0.16 to 2 acres with homes from roughly 2,000 to 8,000 square feet, and nightly rentals are allowed with a 3-night minimum, which makes the investment math genuinely interesting.

SkyRidge is broken into smaller neighborhoods, each with its own character: Orion near the community park and equestrian center, Constellation close to the clubhouse and golf academy, Aries and Capricorn at higher elevations with the biggest views, and more — all connected to the master trail system.

The amenities are the headline: a clubhouse with infinity pool, game room, fitness center, grocery café, and Topgolf Swing Suite simulators; a golf academy with PGA instruction, a 310-yard downhill driving range, a 3-hole mountain course and 9-hole short course; a full equestrian center with 34 stalls and indoor and outdoor arenas; plus hiking, biking, and horseback trails. Notably, the amenities are privately owned rather than HOA-run — which keeps HOA fees low while preserving access.

Location: 13 miles from Heber's private airport, 42 from Salt Lake International, 15 minutes to Main Street. If you want a luxury home with serious views, world-class skiing nearby, and rental flexibility, SkyRidge should be on your radar — full tour in the video above.
