The neighborhood

Deer Valley East Village — the two-decade project formerly known as Mayflower — is transforming the east face of Deer Valley into a full second resort base: 17 new lifts, 130 runs, nine hotels, roughly 1,800 residences, and a village core of restaurants and shops. The Grand Hyatt is open, lifts are spinning, and the gondola connections tie back toward Snow Park as part of the longest gondola network in the country.

The residential wave is led by Marcella's ski homes, boutique wellness projects like Velvaere, and condo product that's already trading. This is where Park City's next decade of luxury inventory is being built — with the 2034 Olympics as the deadline that keeps everything moving.

The market right now

From my market coverage: the Jordanelle region logged 233 condo sales in 2025 at a $2.1M median, with Mayflower itself up 22% to $1.5M — and new construction is roughly 60% of everything sold out here. Small samples and pre-sale pricing make this a market where the story behind each number matters enormously.

My honest read: East Village is the highest-upside, highest-diligence corner of the market. Early buyers in the right projects will look smart; buyers who skip the fine print on HOAs, rental programs, and delivery timelines will not.
