The neighborhood

Old Town is where Park City started — platted over a century ago during the silver-mining boom, which is why the standard lot is just 25×75 feet and the streets carry names from the 1880s. Today those small lots hold everything from restored miners' cottages to striking contemporary builds, all inside the Historic District, whose design guidelines are the first thing to understand before buying or renovating here. Very few vacant lots remain.

The lifestyle is the draw: walk to the Town Lift, ski down to Main Street for lunch, and step out your door to the best dining and nightlife in the mountains. Condos start around the $1.1M median and run to multi-million penthouses; single-family runs from classic cottages to $8M+ new construction. Nightly-rental zones make parts of Old Town genuinely strong income territory — but the rules are block-by-block, which is where local knowledge pays.

The market right now

From my market coverage: Old Town moved 53 single-family homes in 2025 at a $3.4M median — high volume with some pricing pushback, largely a reflection of tight lots and older housing stock. Condos were the most price-sensitive segment in town at a $1.1M median across 86 sales, which is exactly where I've been finding value for buyers.

Long view: Old Town has averaged roughly 11% annual appreciation over ten years and about 9.4% over twenty — among the strongest long-run numbers in Park City.
