Pinebrook

Wooded hillside living with its own trail system and the fastest canyon access to Salt Lake — and one of the most consistent appreciation records in the area.

The neighborhood

Pinebrook climbs the forested hillside at the mouth of Parley's Canyon — aspens, pines, and homes tucked along switchback roads with their own resident-maintained trail network threading the mountainside. It feels like a mountain retreat yet sits closest of any Park City neighborhood to Salt Lake City.

That combination — forest setting, Park City schools, quickest commute — has made Pinebrook a perennial favorite for working families and hybrid commuters. Housing spans 1980s originals to substantial custom homes higher on the mountain, with Ecker Hill Middle School at the neighborhood's base.

The market right now

From my market coverage: Pinebrook has averaged about 9.4% annual appreciation over the past decade — remarkably steady, tracking its long-term trend line almost perfectly year after year. When a neighborhood compounds this predictably, timing matters less than simply getting in.

I did a full lifestyle and real-estate breakdown of Pinebrook on the channel — worth a watch if you're weighing it against Jeremy Ranch or Summit Park.
