Trailside — fall singletrack through the aspens
Neighborhood Guide

Trailside

A true family neighborhood built around its park, its school, and a trail network that connects to everywhere — with a decade of steady 10% annual gains.

The neighborhood

Trailside does exactly what the name promises: the neighborhood plugs straight into Park City's singletrack network, with the Trailside Bike Park, sports fields, and rec center at its heart and Trailside Elementary inside the neighborhood. For active families, the daily logistics are unbeatable.

Homes are mostly 1990s–2000s single-family with a healthy townhome mix — practical layouts, real garages, and yards kids actually use. Highway access at Quinn's Junction and US-40 makes both the resorts and Salt Lake straightforward, and the new hospital campus is minutes away.

The market right now

From my market coverage: Trailside has compounded at roughly 9.9% annually over the past decade and 7.9% over twenty years — consistent, primary-home-driven demand with less volatility than the resort-side neighborhoods.

It remains one of the smartest school-district buys in the Basin: full-time neighbors, functional homes, and appreciation that quietly keeps pace with flashier zip codes.
